Tips on Selling a Difficult Listing

 

  • All windows need to be clean.
  • Create counter space in bathrooms and kitchen by storing small appliances, cleaners, liquid soaps, and excess mail.
  • If you have a dining room, set the table to create interest.
  • Accentuate the fireplace – this is always a center for family activity.
  • Have photos displayed of family enjoying home.
  • Have a swing on any covered porches, accented with pillows.
  • Find the fine line between clutter and emptiness.
  • Stimulate the buyers’ imagination by setting scenes.
  • Identify and accentuate positive features and identify and transform negative features.
  • Be careful with window treatments – no dark heavy drapes. Use light sheers or shutters.
  • Eliminate bad odors. Watch for signs of indoor pets.
  • Make sure the entrance area is very clean and not cluttered. Use a new doormat and potted flowers.
  • House must be appealing to the masses – avoid eccentricities such as wild posters on teenagers’ walls, darkly painted walls, mirrored ceilings, red/gold wallpaper, jars of bugs/spiders, etc.
  • Use folded quilts, brightly colored pillows, and fresh flowers to draw attention to the positive.
  • Clean out closets to make them look more spacious.
